Waitlist Forecast

Since this property is a LIHTC property that may have rental assistance for some or all units, there might be seperate or split waiting lists for rental assistance and non-rental assistance units. In this case, the rental assistance waiting list can be much longer than properties without rental assistance. The non-rental assistance units waiting list is likely much shorter or it may not have a waiting list at all. You should contact the property to verify.

Note: Affordable Housing Online has not confirmed the waiting list status directly with the property. This waiting list status forecast is based on our housing experts' knowledge of similar properties. You should always confirm this status directly with the property.

Labelle is a towering oasis in downtown Highland Park located in the midst of a resurgence going on with the construction of a new fire department and redevelopment of the area with new business opening up.

It was completed in 1973 and this 10 story high rise has 212 units which are broken down into one bedrooms and studios apartments. Each floor has their own laundry facility. Age qualification is 55 plus but HUD only allows 10% of the total number of apartments (22) to be rented to the 55 to 61 age range. There is usually a waiting list for that segment.

Labelle is nationally recognized as “A Community of Quality “ by the National Affordable Housing Management Association. There are certain criteria that Labelle had to meet to be recognized by this national award.

LaBelle Towers Co-op Apartments does not allow smoking in any common areas, and within 25 feet of the building.

Labelle has recently completed a renovation of over $7 million! The common areas on the first floor have all been revamped. The community room has undergone a major change with new flooring, furniture, and updated painting. The kitchen has state of the art appliances. There is now a library and a computer room for the members living in the co-op to enjoy. Each of the apartments have undergone upgrades in the kitchen and the bathroom: cabinets, countertops, and flooring. The parking lots are all upgraded, and the rear lot is secured for the members of the facility. Each floor has an updated common area, also an enclosed balcony that can be used all year. The building’s mechanical equipment has been updated; each apartment having its own controls for heating and cooling.

The co-op was set up to be democratically run by the members that live there. This means that there are elections held every year for officers, floor reps, financial issues. Labelle and all of the buildings managed by CSI Support and Development Services (60) are run the same way.

The members enjoy floor parties, holiday parties, bingo, movie nights. There are shopping and casino trips. They sometimes host other of our buildings or travel to them to play cards. There is a van to transport them to other functions.

We are 500 feet from Woodward Avenue and Manchester. Within walking distances there are banks, strip malls, grocery stores and a police mini station. During the week, our members volunteer to sit at the front desk to ask visitors, vendors and medical personnel to sign into the building. Also from 7p.m. to 7a.m. there is a paid security force. There is gated parking in the rear of the building.

Rent is based on a percentage of the household's income.

If you would like to see our model studio apartment, we are currently offering a virtual tour on our company website at https://www.csi.coop. If you would like more information on renting an apartment, please call 1-800-593-3052.

Dave's Thoughts On LaBelle Towers Co-op Senior Apartments

This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. The LIHTC program doesn't provide direct subsidies to the residents, but the owner must set rents affordable to low-income renters in the area. This property does participate in the Section 8 Project-Based Rental Assistance program and your rent would be subsidized and based on your income. You would not pay more than 30% of your income for rent. To qualify, you must earn 50% or less of the Area Median Income (AMI), which you can find on this page’s income chart. LIHTC properties tend to have shorter waiting lists however, since LaBelle Towers Co-op Senior Apartments has a project-based subsidy, the waiting list is likely much longer than other local LIHTC properties. LIHTC properties nationwide are required to accept housing vouchers however, since this property has a Section 8 Project-Based Rental Assistance contract, your Section 8 voucher can not be used here. LIHTC properties were first built in the late 1980's and the LIHTC program funds the renovation of older properties. Because they tend to be newer or renovated, these properties are more likely to have larger units, more amenities, and greater tenant service offerings than other affordable housing programs. This property might be right for you if you need help paying your rent and are willing to wait for a longer waiting list.
