The Brookline Housing Authority (BHA) is currently accepting Public Housing waiting list applications for families and senior/disabled individuals.

Brookline, MA is 5 miles southwest of Boston, MA.

Please note: The senior/disabled waiting list, and 4 and 5-bedroom family waiting lists are currently open indefinitely. The 1, 2 and 3-bedroom family waiting lists are currently closed.

The BHA offers two public housing communities with 497 units for families and senior/disabled individuals.

There are two ways to apply for either waiting list:
  1. Download the application online here, then print and complete.
  2. Visit the BHA office to pick up an application, located at 90 Longwood Ave., Suite 1, Brookline, MA 02446, from 9:00 am until 3:00 pm, Monday-Friday.
Once the application has been completed, it can be mailed or hand delivered to the address listed above. 

No documents are needed at this time.

The BHA does have a preference point system that may improve your spot on the waiting list: displaced by natural disaster, displaced by public action, no fault eviction, fleeing domestic violence, displaced by code enforcement, severe medical emergency, veteran, or live and/or work in Brookline.

Brookline Housing Authority Section 8 HCV Waiting List : Open Indefinitely

Please note: The Massachusetts Section 8 Housing Choice Voucher Centralized Waiting List manages a single waiting list for 93 housing authorities in Massachusetts. A list of all participating housing authorities can be found here.
The Massachusetts Section 8 Housing Choice Voucher Centralized Waiting List (MS8HCVCWL) is currently open. This waiting list opened in January 2003, and is open indefinitely.

There are three ways to apply:
 
  1. Complete the online pre-application here
  2. Download and print the pre-application online. The pre-application is available in seven different languages: EnglishChineseHaitian CreolePortugueseRussianSpanishVietnamese.
  3. Contact the participating housing authority in your area of interest to request a pre-application be mailed to you. Participating housing authority contact information can be found here.
Disabled applicants who require reasonable accommodation to complete the pre-application can call any participating housing authority. Participating housing authority contact information has been provided above.

Once the paper pre-application has been completed, it can be mailed or hand delivered to any participating housing authority. Participating housing authority address information can be found here.

The following preferences have been identified: Activated military personnel to Persian Gulf, Board of Health condemnation, disabled, displaced by hate crime or reprisal, displaced by landlord non-renewal, displaced by natural disaster, displaced by public action, domestic violence, elderly (62+), near elderly (55+), extremely low income, health conditions disability affecting housing ned, homeless, participant in Metro Program in Wayland school, rent burdened, single person, substandard housing, tenants of Project-Based untits, clients for Project-Based units, veteran, working. Please note: Once the application has been submitted, it will be included on the centralized waiting list, and will be under consideration for every participating housing authority. Because of this, there is no need to apply to multiple participating housing authorities, and only one application will be accepted.

Important note: Applicants who have been placed on the waiting list must inform the housing authority immediately if your application information changes (such as contact information, income, and household members). In the case that the office sends a notice that does not get returned, or if application information is out of date, your name may be terminated from the waiting list. Contact the housing authority to find out how to update application information.

Public Housing Property Inspection Scores

All public housing projects and privately owned rental properties with project-based Section 8 contracts are inspected every 1 to 3 years by HUD’s Real Estate Assessment Center (REAC). The mission of REAC is to insure that HUD’s multifamily portfolio is well maintained, free of health and safety risks for tenants and to prevent waste, fraud and abuse in HUD’s multifamily programs.

The highest REAC score possible is 100 points. Points are awarded in five inspectable areas: site, building exteriors, common areas, systems and units. Points may be weighted differently for different property types. For example, an urban property with little to no grounds might have a score weighted more on the building exteriors and less on the site whereas a suburban property with acres of land will be weighted more on the site review.

The frequency of REAC inspections is determined by the last REAC score a property received. If a property receives a REAC score of 90 or higher, the next REAC inspection will be scheduled in 3 years. Scores of 80 to 89 require re-inspection in 2 years and scores of 60 to 79 require re-inspection in a year.

A score of less than 60 is considered failing. Scores of 31 to 59 require re-inspection in 60 days and scores of 30 or lower are referred to a HUD Enforcement Center for corrective action.
