Aromor Apartments

1309 Grant St, Denver, Colorado 80203

The Aromor Apartments provide affordable homes to low- and moderate income individuals who are at risk of becoming homeless or chronically homeless. The Aromor was originally built in 1927 as an extended-stay hotel for legislators from all over the state who came to work at the nearby state Capitol. Mercy Housing rehabilitated the property in 2009. The building consists of three floors and a garden-level basement.

The development was made possible in part because of a generous $1.5 million donation from the Schaden Family Foundation through America's Road Home. The Aromor is part of Denver's Road Home, the 10-Year Plan to End Homelessness

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
