Pine Trails are brand new, 60 unit, family apartments in Waynesboro, located in Burke County. Pine Trails is a new development that opened in November 2018. Pine Trails is located on an 18 plus acre site wooded with pines and with natural buffer makes it a very quiet and tranquil location for families and families with children. The property is located in the districts of Waynesboro Urban Redevelopment Plan which seeks to revitalize the urban areas of Waynesboro as well as provide affordable housing to its citizens. Waynesboro is known as “The Bird Dog Capital of the World” and the Waynesboro Commercial Historic District is listed on the National Register of Historic Places.
Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
