Pennington Grove is 100% smoke-free apartment community in Garner for active adults, ages 55 and above, made up of two buildings. Located off of Heather Park Drive, at Pennington Grove I & II, residents enjoy the convenience of nearby retail, services, and the brand new Pool Family YMCA. A hallmark of DHIC’s design, Pennington Grove I & II apartments are eco-friendly with water saving fixtures, and energy-efficient heating, cooling and appliances and features amenities that encourage interaction among neighbors. Through a partnership with Resources for Seniors, various services and community activities for the senior residents are offered. All units are for senior households with incomes at or below 60% of area median income.

Pennington Grove I has 83 units and was completed in 2018. Pennington Grove II  was completed in 2022 and offers 69 affordable apartment homes.

Dave's Thoughts On Pennington Grove 1 & 2

Because Pennington Grove 1 & 2 participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
