The Wells Building, originally the Clayton Building was built in 1918 in the heart of downtown Sapulpa. It contained a furniture store on the first level with the upper four floors housing professional offices. After 90 years and several modifications, the Wells Building has been restored to its early 1900 character. It now houses 32 apartments on the upper four floors with spacious support and community areas for the residents on the first floor.
Because Wells Building participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap.
