Independence Square Apartments formerly known as Fessler Knitting Mill was converted to 20 units of senior housing, offices and support space, making the building’s use more compatible with the surrounding single family residential neighborhood. The apartments have high ceilings and large windows with sun shades. A Community Room addition was constructed on the second floor with an outdoor terrace. A clerestory window was added to the core of the nearly square building to bring daylight to the common spaces and highlight a grand stair near the elevator lobby. The local Library will be a commercial tenant. The project was funded by PHFA PennHOMES and LIHTC.
Because Independence Square participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap.
