The project demolished the original Forbes Elementary school to make way for 1-bedroom and 2-bedroom apartment homes for seniors age 62 and older. Each unit features a fully-equipped kitchen, emergency pull cords, central air, and utilities included. Property amenities include a greenhouse, community room, elevator, hair salon, on-site laundry facilities, keyless entry system, resident activites, and scheduled van transportation for residents to shopping and local events.
Because Emerald Hills Retirement Residence participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower.
