Wicklow Square Apartments is a 54-unit affordable housing community for very low-income seniors who are able to live independently. Because the senior housing was developed in conjunction with the City-sponsored Dublin Senior Center, both buildings have been designed to complement one another architecturally. They are located adjacent to two shopping centers and close to restaurants, personal services, a small medical center and a park. This combination of housing and services creates an ideal setting for independent senior living.
The main component of the development is a four-story elevator-served building featuring three stories of wood frame construction over a concrete parking garage. There are 53 identical one-bedroom units for residents and 1 two-bedroom manager's unit. All units have full kitchens for independent living. Each unit has a front porch on the central corridor and a private balcony that offers views to the surrounding hills.
The common area amenities are grouped in the center of the building and include a lobby and mail area on the first floor; a reception area, an outdoor view deck, a trellised terrace and the Manager's office on the second floor; a central laundry and the Service Coordinator's office on the third floor; and the community room and a lounge on the fourth floor. Raised planter beds for resident use are located on the sunny south side of the building. Eden Housing, Inc. has found that seniors greatly enjoy having their own gardening area.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
Since this property has a Project-Based Section 8 contract with HUD, some or all of the rents at this community are based on tenant incomes. Section 8 Project-Based Rental Assistance tenants will make a monthly contribution toward rent equal to 30% of their adjusted income. There is a minimum tenant contribution of $25 for all rents at this property regardless of tenant income.
Generally, households earning up to the income limit in the table below for their household size are eligible for units participating in the Low-Income Housing Tax Credit program in Dublin but actual income limits may differ for units at Wicklow Square Apartments ( Aka Dublin Senior Housing ).

Wicklow Square Apartments ( Aka Dublin Senior Housing ) was built in part with financing obtained through the Low Income Housing Tax Credit (LIHTC) program. In addition to providing apartments for low-income households, this property could include some market rate units. Households earning 60% or less of the Area Median Income (AMI) qualify for targeted rental units in LIHTC financed housing. This property may also designate units for renters with even lower incomes, from 60% of AMI down to 30% AMI. It is even possible that all units have been set aside for those with extremely low incomes (as low as 15% of AMI). This means that the same size unit can rent for different amounts based on the income of the renter.
Figuring out income and rent limits for affordable housing can be complex especially when more than one federal program is involved. To know for sure if you qualify, you must contact the property directly. The amounts provided here should only be used as a basic guide.
