Gardens on Hope is a collaboration between Garden Court, Inc. and the Housing Authority of the City of Santa Barbara to provide service-enriched, permanent housing for Santa Barbara’s frail senior population. This new 89-unit community will enable this financially vulnerable population to avoid premature placement in skilled nursing, often the only option for low-income seniors. Gardens on Hope is modeled after the highly successful Garden Court community on De La Vina St.
Gardens on Hope is situated on a 1.75-acre lot located at 251 S. Hope Avenue, between La Cumbre Plaza and the YMCA. The development will consist of 89 studio units and 1 one-bedroom manager’s apartment, as well as a large dining room, many common areas, and outdoor spaces to enjoy. Gardens on Hope will also provide three meals a day, housekeeping, transportation, as well as a host of social programs, community events and celebrations.

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
