Waitlist Forecast

Since this property is a USDA Section 514 and LIHTC property that might have rental assistance for some or all units, there might be seperate or split waiting lists for rental assistance and non-rental assistance units. In this case, the rental assistance waiting list can be much longer than properties without rental assistance. The non-rental assistance units waiting list is likely much shorter or it may not have a waiting list at all. You should contact the property to verify.

Note: Affordable Housing Online has not confirmed the waiting list status directly with the property. This waiting list status forecast is based on our housing experts' knowledge of similar properties. You should always confirm this status directly with the property.

Located in the Spring Lake subdivision in the city of Woodland, Mutual Housing at Spring Lake provides 101 apartments and townhomes, supportive services, and community building programs for agricultural workers.  The location is less than a half-mile south of Pioneer High School, directly across the street from Woodland Community College, and within a half-mile north of a public park located on Pioneer and Parkland Avenue.  This community opened in February 2015.

Mutual Housing at Spring Lake offers affordable living for working families and individuals whose limited incomes prohibit them from paying market-rate rent.  Of the 101 affordable apartment flats and town-homes, 100 are set aside for agricultural workers and their families earning 0 to 60 percent of the area median income. United States Department of Agriculture Rural Development (USDA-RD) rental subsidies help to make monthly rent more affordable. One apartment is reserved for an on-site manager.

Dave's Thoughts On Mutual Housing at Spring Lake

Because it participates in the USDA Section 514 Farm Labor Housing program, Mutual Housing at Spring Lake is likely located in a rural community and may be one of only a few rental housing choices in the area. To qualify for residency in a Section 514 property, you must earn a substantial portion of your income working at a farm or aquaculture facility. As a LIHTC property that chose the 40/60 election, this property has agreed to set aside at least 40% of its units for families and individuals earning 60% of Area Median Income (AMI). Many properties have actually set aside more units than required by law, and in many cases all of the units at these properties are affordable to renters with lower incomes. Since this property also participates in USDA's Section 521 Rental Assistance program, residents who earn 50% of the AMI or less may qualify for a subsidy that limits your rent payment to 30% of your income. Some Section 521 properties do not offer rent subsidies to all of the units, so it is possible a person earning 50% or less of the AMI is placed on a subsidy waiting list, they would have to pay the full rent until their name comes up on the list. Since this property has benefited from the LIHTC program, it is likely to be in better condition and offer more amenities than other Section 514/515 properties. These properties are almost always owned and managed by private/corporate owners or nonprofits. If you live in a rural area, work in agriculture or aquaculture, and need help paying your rent, this property may be good for you. Since this property participates in the LIHTC and RD 514 programs, the property is required to accept Section 8 Housing Choice Vouchers.
