Kamana Elderly is centrally located in the heart of Hilo at 145 Kamana Street. The site is next to the County of Hawaii’s Coordinated Services Senior Center and within walking distance to the Hilo Shopping Center and various banks.
The project is comprised of nine one-story apartment buildings with a combined total of 62 units, each having one-bedroom and one-bath, with 533 square feet of living space. There is a laundry room on site for tenant use and a resident manager’s office.
The property originally built in 1982 was renovated in 2016 to include vinyl plank floors, new wood cabinetry with ample storage, granite countertops, designer colors, window blinds, and new light fixtures. Units are equipped with Energy Star appliances, which includes a refrigerator and range. Range hoods and garbage disposals complete the kitchen. Bathrooms are equipped with wooden cabinetry, granite countertops, and soaking tub/shower configuration. Each unit has it’s own private front lanai for seating and leisure. There are also six gazebos on the property for socializing and tenant use.
This property is limited to households whose head, co-head, or spouse are 62 years or over. ADA units are for persons (elderly or nonelderly) who require the accessible features of the unit.
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area.
