The setting for the 216 affordable apartments at Mattapan Heights is lovely, fronted by a grand lawn and the magnificent Foley building and reachable by a winding driveway along the pleasant expanse of the 52-acre site.
The Foley Senior Residences was the first phase of the redevelopment of the former Boston Specialty and Rehabilitation Hospital, much of which had been abandoned for 20 years and most of which was deteriorating. (See separate entry for The Foley.) Over the past ten years Trinity Financial has rehabilitated and added new construction in phases, with 5A the most recent.
Mattapan Heights II, III and 5A have 76 one-bedroom apartments, 136 two-bedroom apartments and 4 three-bedroom apartments, for a total of 216. Residents have the convenience of an on-site laundry, and some residents on the first floor have their own in-unit washer/dryer. Pets are not allowed. Smoking is allowed in apartments but not in the common areas.
There is also an Adult Day Health Program Building (Mattapan Heights IV).
Mattapan Heights 5A has been Energy Star Certified by the U.S. Environmental Protection Agency.
Mattapan Heights is close to busy, revitalized areas of Dorchester and Milton, where residents can take advantage of shopping, dining, recreation and exercise opportunities. An MBTA bus stops on the main street outside for easy transport to the Ashmont MBTA station and beyond.
Residents come together annually for a summer party. In 2013 they hosted a Summer Block Party to celebrate the completion of Mattapan Heights 5A and the 10th anniversary of The Foley Senior Residences. In 2017, local artists groups joined the residents for a very special Unity Day and summer party.
The redevelopment has received the Massachusetts Historical Commission Preservation Award, the Charles L. Edson Affordable Housing Tax Credit Excellence Award, the Boston Preservation Alliance Significant Rehabilitation/Restoration Award.
Because Mattapan Heights participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
