Due to overwhelming response, the waitlist for Tivoli Manor's standard one bedroom units is closed effective October 2, 2019. In addition, as of July 25, 2018, the waitlist for mobility impaired accessible units is closed also due to the overwhelming response.
Tivoli Manor Co-op was acquired by CSI Support and Development and marks the first CSI co-op to be located in Warren, Michigan. This senior living complex, built in 1988, is located behind St. John's Hospital, south of Twelve Mile, east of Hoover and contains 80 one-bedroom units. Members of the co-op enjoy a variety of amenities and activities including: a Service Coordinator, computer center, game and bingo nights, exercise class, pharmacy delivery and visits from Focus Hope.
Tivoli Manor is gradually transforming into a 100% smoke-free co-op. While no one is allowed to smoke in any common area and within 25 feet of the building, there are approximately 10 members who are still permitted to smoke in their own apartments because they signed a waiver prior to the full implementation of the new smoking rules. All new members as of March 18, 2015 are not allowed to smoke inside their own apartment.
In 2014, Tivoli Manor refinanced and with their proceeds Tivoli was able to make significant enhancements and improvements to their co-op. Exterior improvements include a new façade, replacement windows and weatherproofing was done for energy efficiency. All units received new kitchen and bathroom cabinets, the community kitchen was also remodeled, along with the common areas, library, and co-op offices on main floor. Tivoli is pet friendly. The pet has to be 20 lbs. or under, and there's no pet deposit.
Tivoli Manor is conveniently located within one mile of the expressway. The City of Warren boasts several senior centers, which has many senior programs and activities.
Living in a co-op means living in a building that is controlled by the resident members. The resident members vote on all major operating decisions, including writing the annual budget. The membership also includes privileges such as serving in elected or appointed positions, voting in co-op elections, CSI board elections, corporate bylaw changes or other matters coming before the members. Resident members have the opportunity to attend many different functions throughout the year, including the CSI annual luncheon. Since this property was built or renovated using funding from HUD's Section 202 Supportive Housing for the Elderly program, residency is usually restricted to households earning 50% of the Area Median Income (AMI) or less with at least one member age 62 years or older. Tenants pay rent based on household income. This rent is usually the highest of the following three amounts: either 30% adjusted monthly income, or 10% unadjusted monthly income, or, if receiving welfare assistance, the housing costs portion of this assistance.
