Village at Harmony Garden is a brand new senior (55+) community under construction in Glassboro, redeveloping the former Ellis Manor public housing complex. The community will feature 65 one-story cottage units containing 57 one-bedroom and 8 two-bedroom units. 100% of the apartments will be affordable to residents at or below 60% of Area Median Income of Gloucester County. 52 of the apartments at Village at Harmony Garden will be age-restricted for seniors ages 55 and up. Additionally, 13 apartments will be set-aside for non-age restricted individuals with developmental disabilities, and 4 will be set aside for individuals over 55 with developmental disabilities. One of the goals of Village at Harmony Garden is to provide individuals with developmental disabilities the opportunity to live independently while maintaining access to supportive services necessary to helping them achieve daily living success.
Village at Harmony Garden will also have a 2,908 SF community building that will include a community room, fitness room, and supportive services center. Outside of the community building will be a garden for residents to grow their own vegetables, as well as a gazebo. 100% of the apartments at Village at Harmony Garden will have the rent supported by GHA project-based vouchers, helping those in the community in need at all levels access this new housing.
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area. Our data suggests Village at Harmony Garden does not participate in any project-based rent subsidy program. This means you must earn enough to pay the full rent or have your own Section 8 Housing Choice Voucher. For that reason, LIHTC properties tend to have shorter waiting lists or even none at all. LIHTC properties nationwide are required to accept housing vouchers. LIHTC properties were first built in the late 1980's. Because they tend to be newer, these properties are more likely to have larger units, more amenities, and greater tenant service offerings than other affordable housing programs. This property might be right for you if you have a housing voucher or enough income to pay rent, are looking for a high quality property, or need immediate availability. Since this property participates in the LIHTC program, the property is required to accept Section 8 Housing Choice Vouchers.
