Since this property is a LIHTC property that might not have a project based rental assistance contract, it is likely that it either has no waiting list or the waiting list is shorter than properties with rental assistance. You should contact the property to verify.
Note: Affordable Housing Online has not confirmed the waiting list status directly with the property. This waiting list status forecast is based on our housing experts' knowledge of similar properties. You should always confirm this status directly with the property.
Wilton Commons Senior Apartments consists of thirty-six (36) one and two bedroom units of housing for elderly residents. The project site is located at the intersection of Route 9 and Waller Road, centrally located in the Town of Wilton, Saratoga County, New York.
The apartment homes have been designed to meet the specific needs of the elderly. The community is available exclusively to seniors, defined as households headed by a person 55 years of age or older. Rents for these apartment homes start at a monthly rental rate which includes both heat and hot water for the residents, rents are based on an income level as a percentage of the area median income.
Electric is paid separately by the resident and is estimated to be $35/month for the 1 bedroom apartment and $47/month for the 2 bedroom apartment.
The 36,620 square foot building is a single, two-story, vinyl siding/brick veneer, elevator-equipped building. Each apartment is built on a single level and consists of approximately 650 square feet for one bedroom and 825 square feet for two bedroom units. Handicapped access is available throughout all of the building and a number of units are designated so they can be readily equipped to accommodate handicapped residents. Each unit includes a living room, dining area, kitchen, one or two bedrooms, and a bathroom with shower or a tub/shower combination, along with interior storage space. Other amenities available include central wiring for cable television, resident storage areas, wall-to-wall carpeting, and an electronic door security system. An emergency call system is included in each apartment. Two laundry facilities, a community room and an activity room with an exercise area are located throughout the building. The site design also includes outdoor recreation areas for gatherings and activities for residents and their families.
Rents:
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area. Our data suggests Wilton Commons Senior Apartments does not participate in any project-based rent subsidy program. This means you must earn enough to pay the full rent or have your own Section 8 Housing Choice Voucher. For that reason, LIHTC properties tend to have shorter waiting lists or even none at all. LIHTC properties nationwide are required to accept housing vouchers. LIHTC properties were first built in the late 1980's. Because they tend to be newer, these properties are more likely to have larger units, more amenities, and greater tenant service offerings than other affordable housing programs. This property might be right for you if you have a housing voucher or enough income to pay rent, are looking for a high quality property, or need immediate availability. Since this property participates in the LIHTC program, the property is required to accept Section 8 Housing Choice Vouchers.

Applying for housing with bad credit.
Most HUD housing programs, like Section 8 and Public Housing, do not have a credit check. But Section 8 landlords will likely require one for an available unit.Sandra Lewis-Kidd says:
"I received daily updates from Affordable Housing Online on waiting list openings not only in my city, but also other states and cities accepting applications. I was able to apply, and was actually chosen for the Section 8 housing lottery!"
