The Hegeman provides permanent, affordable housing for single adults in the under-resourced neighborhood of Brownsville, Brooklyn. The five-story building offers studio apartments for formerly homeless individuals with special needs, persons with HIV/AIDS, and low-income residents, many from the Brownsville community. COOKFOX Architects designed the state-of-the-art building that achieved a LEED Silver rating in November 2012.

The Hegeman features an expansive, enclosed garden on the ground level for building residents. In addition, Breaking Ground developed an intimate community garden adjacent to the Hegeman Avenue building on South Boyland Avenue for use by tenants and neighborhood residents alike. Our partners at Sprout by Design provide programming and assist with seasonal vegetables, fruits and plants.

Dave's Thoughts On Hegeman Avenue

Because Hegeman Avenue participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
