Warren Residence: Praxis opened the newly constructed Warren Residence in May 2014. The program offers Permanent Supportive Housing to formerly homeless individuals/families (without children), that meet NY/NY III criteria. The 7 story, 61 unit building, was funded by NYC Housing Preservation & Development Supportive Housing Loan Program and Low Income Housing Tax Credits. The project includes an elevated greenhouse, garden growing beds, teaching kitchen, residents lounge and laundry room.

Because Warren Residence participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap.
