Built in 2011, Courier Place is an award-winning affordable housing community in Claremont, CA. This multigenerational community provides housing both for workforce families and active seniors. Multigenerational living is an increasingly popular lifestyle concept based on the idea that the blending of families and seniors builds a stronger community and offers a lifestyle that enhances health and happiness in Los Angeles County.
Courier Place's unique design concept allows seniors the continuous option to integrate with or enjoy quiet separateness from residents with families. For instance, seniors have their own separate building where they can find respite and quiet conversations in the community kitchen and common sitting areas. Or, they can interact in the family community center, playground, pool or patio dining areas with families and children living in the property's neighboring buildings.
The three-story senior building also features an elevator, a third-floor outdoor roof deck, and hallways lined with handrails for added safety. The two-story recreation space - that includes a kitchen, computer center, library and outdoor roof deck patio - encourage activities and socialization among seniors. Onsite services create programs designed especially for seniors - including technology classes to help them keep in touch with friends and family.
Family apartments encompass two buildings, one of which is non-smoking. Like the seniors building, community areas are designed around the needs of each. For example, the tot lot portion of the common areas is situated at the edge of the central common area core closest to the family buildings, so parents can visually monitor their children from their home and playground noises are minimized for seniors.
Because Courier Place Apartments participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap.
