King 1101 Apartments with Clifford Beers Housing has transformed a vacant lot into an affordable community for 26 families and military veterans that have experienced homelessness. King 1101 Apartments is a new, four-story apartment community with a mix of studio, one-bedroom and three-bedroom apartments. Located just west of Vermont Avenue in South Los Angeles, the site’s proximity to Exposition Park gives residents access to unique amenities such as the California Science Center, Natural History Museum, parks and gardens. The site has excellent public transit access.
King 1101 features a unique green roof, solar water heating, bike parking and electric vehicle charging, gated parking and entries, management and social services offices, outdoor green space, a community room, a community kitchen, and a community garden. The ground floor contains street-front retail space for a local social enterprise.
CBH and The People Concern provide intensive case management services at King 1101 that connect residents to a range of support services to improve their health, gain increased independence, and remain stably housed. Such services include mental health care, educational and training services, life skills workshops, substance abuse treatment, financial literacy training, and self-help groups.
Because King 1101 Apartments participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs.
