The site is in close walking distance to the Metro Red Line subway, Metro Orange Line bus way, and a variety of restaurants, shops, and other amenities. NoHo Senior Villas is a beautiful, newly constructed five-story building designed to meet Leadership in Energy and Environmental Design Platinum standards. The ground floor features a landscaped courtyard, a lobby, conference room and a community room furnished with a public kitchen, two computer stations, and a TV lounge. Offices are dedicated for on-site resident service coordinators, case managers and property management. The roof features a landscape deck, patio furniture, community edible garden, and a laundry room. The ground floor courtyard offers a shade tree, patio furniture and a fountain. An on-grade, gated and covered parking lot is located away from the street in the rear of the building and offers 24 regular and two handicapped parking spaces, as well as several bike racks.
Because Noho Senior Villas participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap.
