Amenities include on-site property management and resident services, a welcoming entry lobby, car and bicycle parking, community rooms with full kitchens, on-site laundry facilities, landscaped common areas, and green building design and construction.   Riviera Family Apartments is a smoke-free community.

Affordable rents are income-restricted in accordance with the Low-Income Housing Tax Credit (LIHTC) program and other financing requirements. Eighteen (18) units are assisted by Section 8 Project-Based Vouchers administered by the Housing Authority of the County of Contra Costa (HACCC). For these Section 8 units, referrals are made directly from the Contra Costa County Housing Authority’s waiting list, which is already closed.  Eight (8) units are for households with members living with HIV/AIDS under the HOPWA program.

Because Riviera Family Apartments participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
