The Hills at Fairington features 406 affordable rental apartments for low-income families and individuals in Lithonia, Georgia. The 40-acre property was acquired by Mercy Housing in 2008 and features townhome and apartment-style floor plans. Mercy Housing completed and extensive rehabilitation of the property in 2010 that included new ceiling fans, new cabinetry and new ENERGY-STAR kitchen appliances. Renovations also included remodeling of the community building which hosts a social room, fitness center and rental office. The property is located relatively close to transportation and shopping.
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area.
