Welcome to Southgate Apartments – where the comfort of home meets affordable living. Southgate proudly serves individuals who need rental assistance, elderly persons and the disabled for qualifying residents. Applicants with and without housing choice vouchers or veterans affairs supportive housing vouchers are encouraged to inquire. Financing is managed by Nevada Rural Housing Authority (NRHA) and provided by the USDA 515 and the use of Low Income Housing Tax Credits (LIHTC).
When you’re a resident at Southgate Apartments, their numerous amenities will cater to all of your needs. Start your day with an energizing workout in the fitness room, or relax and read a book in the library. Need a laptop? Not a problem! Their apartments offer a computer room and wifi, a BBQ/Picnic area, a dog park, a laundry facility and a community room ideal for socializing and unwinding. In order to ensure your comfort, there is onsite management and security cameras available. The individual apartments have the option for one- and two-bedrooms floor-plans, all including energy efficient appliances, extra storage and HVAC systems.
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. The LIHTC program doesn't provide direct subsidies to the residents, but the owner must set rents affordable to low-income renters in the area. This property does participate in the Section 8 Project-Based Rental Assistance program and your rent would be subsidized and based on your income. You would not pay more than 30% of your income for rent. To qualify, you must earn 50% or less of the Area Median Income (AMI), which you can find on this page’s income chart. LIHTC properties tend to have shorter waiting lists however, since Southgate Apartments has a project-based subsidy, the waiting list is likely much longer than other local LIHTC properties.
