Since this property is a LIHTC property that might not have a project based rental assistance contract, it is likely that it either has no waiting list or the waiting list is shorter than properties with rental assistance. You should contact the property to verify.
Note: Affordable Housing Online has not confirmed the waiting list status directly with the property. This waiting list status forecast is based on our housing experts' knowledge of similar properties. You should always confirm this status directly with the property.
Decatur Pines is one of Nevada HAND’s senior (55+) communities located off North Decatur Boulevard near the I-215 in North Las Vegas. Decatur Pines neighbors our Silver Sky at Deer Springs Assisted Living community, which offers some dining and activity opportunities for our Decatur Pines residents. Decatur Pines is surrounded by beautiful neighborhoods; the Shadow Mountain Market Place, which includes many grocery stores, retail, and restaurants; parks; recreation centers; and other entertainment venues. This community offers a pool and spa, beauty salon, fitness facility, business center, on-site laundry, and barbeque and picnic areas. Decatur Pines also has an on-site Resident Services Coordinator who connects residents to the resources they need to live well, including community assistance programs, volunteer groups, and community activities, like potlucks, movie nights, special trips, and games. Decatur Pines is “more than a home” and perfect for seniors who are seeking an active lifestyle or a quiet, comfortable community.
Monthly rent at Decatur Pines start at only $526 per month for a one-bedroom, one-bathroom apartment and $631 for a two-bedroom, one-bathroom apartment. To qualify, applicants must earn a minimum monthly income of at least 2 ½ times the monthly rent being charged for the apartment – income restrictions do apply. A one-person household must not exceed $29,460 gross annual income, and a two-person household must not exceed $33,660 gross annual income. Rates and income thresholds may vary. We do not charge for water, sewer, or trash, and we do not charge monthly pet fees. Use the Contact Us feature for more information and to see if you qualify!
Because Decatur Pines Apartments participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
