People First is pleased to introduce a brand new affordable housing community, completed in 2019, at the site of the former Roosevelt Elementary School on Brinckerhoff Avenue: Roosevelt Residences. The Roosevelt Residences development features a 50-unit, multi-family, affordable housing community within the Cornhill neighborhood in the City of Utica. As one of People First’s developments offering family, disabled, and senior housing, the development features a mix of 1, 2, 3, and 4-bedroom options in 24 duplex or stacked flat buildings across 11 sites throughout the neighborhood.

A bonus feature of Roosevelt Residences is its brand new Resident Center, which provides event space, onsite laundry, a fitness room, and management and support services offices for tenant use.

This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area.
