Brentwood Square is a Section 236 housing cooperative which is owned by its members. Its three (3) Loan Management Set-Aside (LMSA) Section 8 contracts (Post-81) make Section 8 assistance available to eligible members in 152 of the 214 dwelling units. Brentwood Square is designated as a family property by the Department of Housing and Urban Development (HUD) with one-bedroom and two-bedroom apartments; two, three and four bedroom Townhomes.
Since this property has a Project-Based Section 8 contract with HUD, some or all of the rents at this community are based on tenant incomes. Section 8 Project-Based Rental Assistance tenants will make a monthly contribution toward rent equal to 30% of their adjusted income. There is a minimum tenant contribution of $25 for all rents at this property regardless of tenant income.
Apartment communities that participate in the Section 236 program are required to ensure that their units are only available to families with incomes at or below 80% of the area median income. Rents at participating communities must be approved by HUD.
