Archer Studios is part of the City of San Jose's Vision North San Jose plan. The goal of the plan is to redevelop the innovation triangle through strategic land use planning that will help to foster sustained economic prosperity and a higher quality of life for the residents of San Jose. Charities Housing, in partnership with the City of San Jose Department of Housing, developed this collection of 42 apartments situated on 0.66 acre at the corner of Archer Street and Kerley Drive. The community is conveniently located along the North First Street VTA light rail corridor and is within walking distance to various shops, restaurants and the Rosemary Gardens Park. The building is designed in accordance with Green Building Guidelines and implements state of the art building technologies in an effort to promote energy efficiency and sustainability. Amenities include a lobby, laundry, offices, a 1,650 square foot community room and full kitchen. A garden courtyard is located on the second level in the southeast corner of the development.
Because Archer Studios participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
