Ford Road Plaza will feature 75 new affordable rental homes for families earning 15 percent to 50 percent of the Santa Clara County area median income. It is the second phase of a larger development that will also include 20 affordable homes for individuals with special needs. The Ford Road Housing developments will transform a deteriorated, vacant parking lot into high‐quality, well‐managed, supportive residential communities for families and individuals with special needs. The site is owned by the City of San Jose and they have provided it to the project under a 75-year ground lease for $1 per year.

Ford Road Plaza will be developed using the latest “green building” techniques and materials, including solar hot water, and is designed to score over 140 points on Build it Green’s GreenPoint Rating system. Onsite amenities will include a large community room with a full kitchen, a lounge area, a computer learning center, a large courtyard with a barbecue area, two tot lots, and a community garden. Through Eden’s free Resident Services, families of Ford Road Plaza will benefit from technology training, financial literacy classes, community involvement, green education, health, wellness, and safety programs.

Endorsed by Greenbelt Alliance, this development is ideally located near a major shopping center plus a wealth of transportation choices such as the Blossom Hill Caltrain station, Santa Clara Valley Transportation Authority (VTA) bus stop, and the nearby VTA light rail Cottle Station. Section 8 Project-Based Rental Assistance

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size).
