Monterey Villa transformed a deteriorated, vacant parking lot into a high-quality, well-managed, supportive residential community for individuals with special needs. This new community provides 20 one and two bedroom apartments for special needs individuals.
These homes are located in one stand-alone, one- and two-story building and rent for $350 to $540 per month. The majority of the development's parking spaces are provided in a ground level parking structure that is wrapped with residential units to minimize the visual impact of the parking uses from the neighborhood - ensuring a street-friendly and pedestrian-oriented presence in the surrounding community.
On-site amenities include a community room and computer center, where Eden Housing Resident Services will provide regular afterschool programs for children, computer and education classes for families and special needs individuals, and social activities for all residents. Landscaped grounds, including play areas for children, courtyards and central laundry facilities round out the planned on-site amenities for this community. Residents will also be within walking distance of a number of neighborhood amenities including the Caltrain Blossom Hill station, a grocery store, a drug store, restaurants and other retail establishments in the adjacent shopping center.
Eden Housing Management Inc. will manage the property and will work closely with Housing Choices Coalition to plan, lease-up and provide ongoing services to the special needs residents. Housing Choices is a San Jose non-profit which creates and implements innovative strategies to provide quality, affordable living options for people with developmental disabilities and Eden Housing has successfully partnered with this group on a number of developments.
As a Section 811 property, this apartment community only allows persons with disabilities. A person of any age with a disability, and an income at or below 50% of the Area Median Income (AMI), qualifies for residency. In addition, Monterey Villa is highly desirable because it offers rent subsidies and will tend to have a longer waiting list. This program was first introduced in 1990, so these younger properties are generally in good condition. Since the property includes a rent subsidy, you would pay no more than 30% of your income toward rent.
