Forest Oaks is a privately owned and operated 56 unit senior housing community with one and two bedroom apartments. To be eligible Forest Oaks, the head of household, co-head of household, or spouse must be 55 years old or older and have income that does not exceed 50% of the AMI. Residents of this development pay 30% of his/her income towards the rent and the HACC subsidizes the remainder of the rent to the owner.
This LIHTC property is among the most common types of affordable rental housing in the United States. The LIHTC program only provides subsidies to the building’s owner at construction. No subsidies are provided directly to the residents, but the owner must set rents affordable to low-income renters in the area.
