Since this property is a LIHTC property that might not have a project based rental assistance contract, it is likely that it either has no waiting list or the waiting list is shorter than properties with rental assistance. You should contact the property to verify.
Note: Affordable Housing Online has not confirmed the waiting list status directly with the property. This waiting list status forecast is based on our housing experts' knowledge of similar properties. You should always confirm this status directly with the property.
Crannell Square is designed in a way that will help the artists grow and prosper at their profession. The Project is designed as a community setting, which will foster a strong sense of community. The lobby of the building, which fronts on Main Street, will also act as a Gallery space for the resident artist to show their work at no cost. This design will capitalize on the already thriving artist community in the City of Poughkeepsie.
All the units in Crannell Square will be set a below market rents. The artist units will start at $716.00 per month for a 1-bedroom and $851.00 for a 2-bedroom. The non-artist units will start at $1,099.00 per month for 1-bedroom and $1,395.00 for a 2-bedroom.
The building is LEED certified. In addition, the development boasts numerous amenities. Such amenities include on-site laundry, on-site super-intendent, on-site management office, on-site gallery space for the resident artists, a rooftop terrace with views of the Hudson Valley. There will be three separate common rooms, the first will be a community room that can also have three computers for common use. The remaining common rooms will be have the second (Studio A) specifically designed as performance practice space. The third (Studio B) as a shared Artist Space.
Because Crannell Square participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
