Fremont Oak Gardens is a beautiful multi-building complex for adults 55 years or older with amenities for the deaf and hard of hearing. A series of workshops with deaf community members helped Fremont Oak Gardens’ planners understand the housing features deaf seniors need most. Site amenities include strobe lights to signify doorbell, phone and fire alarms, and TTY intercoms and elevators with windows to allow signing with the outside in case of a malfunction. Throughout the complex, the architect emphasized clear lines of sight to enable visual communication. The two-story complex includes a main community building and multiple residential buildings interconnected by covered walks, creating three intimate courtyards.
Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower income households. Households must earn either less than 50% or 60% of the area median income (depending on the set-aside option chosen by the property owner) to qualify for these units. Rents in these units are capped at a maximum of 30% of the set-aside area median income (adjusted for unit size). Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
