Montara offers 68 units of affordable housing, consisting of 1-, 2-, and 3-bedroom apartments. 34 of the apartments have Project-Based Section 8 subsidy and are filled with referrals from the Housing Authority of the County of San Mateo and 16 units are filled with referrals from the Veterans Affairs and the Continuum of Care.
Community amenities include a large community room, a multipurpose room, a laundry lounge that overlooks the landscaped podium courtyard and play structure, and management offices. The property also includes two meeting rooms for service providers to meet individually or in small groups with residents as needed.
Because Montara participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. Depending on the number of HOME-designated units, additional units may have even lower household income requirements and corresponding lower rent caps.
