Camphora will provide 44 new affordable rental apartments for farmworkers and their families. Transforming what used to be a run-down labor camp with concrete block structures, Camphora will be a welcoming home for its farmworker residents.
The new community will include two turf soccer fields, half-court basketball, a 3,000 sq ft community center, a computer lab, and great patio areas for families to congregate and for community events.
In partnership with the City of Soledad and Monterey County, Camphora will have a connection to the municipal sewage system, replacing the aged onsite septic system. This required boring under a Union Pacific railway line and Highway 101.
Monterey County has been working of over 20 years to find a way to rehabilitate this run down facility that was built in 1960 as part of the Bracero program.
Twenty-five of the previous residents have been relocated temporarily and will return to the new community post construction. A small number of families whose household income was more than income thresholds received permanent relocation benefits. Many of the farmworker families have lived at Camphora for decades and we are pleased so many of them will be returning.
Because Camphora Apartments participates in HUD's HOME program for rental housing and the LIHTC program, at least some of the units in this property are set aside for households earning 60% or less of the AMI and rents are capped at the local FMR and in many cases much lower. For a HOME project of this size, some of the units are set aside for households at or below 50% AMI with a corresponding lower rent cap. As this property appears not to have a project-based subsidy or any other Federal assistance, you likely will have to pay your own rent, albeit, at a lower rent amount thanks to the HOME and LIHTC programs. Since this property participates in the HOME and LIHTC programs, the property is required to accept Section 8 Housing Choice Vouchers.
